You can buy whatever you want...just know what you are buying! I cannot stress enough the importance of getting a home inspection! Even those buyers who have a lot of experience in the construction trades, or feel comfortable with just about any home project should invest in a professional home inspection. It is so easy to let the emotions of the home buying experience influence your perception of the condition of the property. Once you have fallen in love with it, it is hard to be objective....Love is blind, after all!

There are two ways to approach home inspections. 1...The first way is to hire a "whole House" inspector. These guys go over the entire structure and produce a detailed report on the condition of the building. The cost is between $250.00 and $350.00 for the average home. Larger, more detailed properties may cost more. It is a good idea to contact several inspectors and look at a copy of the reports that they provide. You can make sure that any items of concern to you are covered, and if the reports are complete enough, and understandable. Some items not covered in "whole house" inspections may be pools, hot tubs/saunas, and septics. Whole house inspectors are licensed in the state of Arkansas and must meet minimum standards. Typically, items that may need further attention are noted. For example, you may see a note to get a heating and cooling contractor if the temperature blowing from the vents is not adequate. Or, a plumber if leaks are noted, etc. 2...The second way to inspect a property is to hire individual licenced contractors. For example, you may hire a roofer, a heating and cooling company, a plumber, septic company, an electrician, etc. These tradesmen will provide a report of the system they specialize in. Note: Some loans will require an inspection of the septic, and a well water test, etc. as a part of the loan. Be sure to check with your lender for these requirements. In addition, in homes built prior to 1978 may have lead paint. Click on: lead paint for more information. Mold can also be an issue in homes with water damage, leaking plumbing, or damp basements, etc. Tests are available to ensure your safety against toxic mold.
