There are so many real estate companies, and even more realtors and agents. Just look at the glut of sites and pages on-line. How do you possibly choose one that will provide the service that you need? Someone you can trust? Someone who will handle your transaction with the care and knowledge that it takes to proceed smoothly from house hunting to moving day? Perhaps these points will help: *What should I look for in a real estate company? Look for real estate signs in the community and good on-line and local exposure. Most offices can show you sales volume statistics. High visibility office locations are also a plus. A good reputation is crucial. You want a company that deals fairly and professionally with it's competitors and treats the agents well. Look for a company with a stable sales staff. I will say though, sometimes a small office will have a high volume agent who is a top producer despite the odds! *Should I talk to several agents before I choose one? Look for someone who communicates well and makes it easy for you to understand the selling, or the buying process. There may be a lot of terms and conditions that are foreign to you and a good agent will be able to walk you through it so that you feel good about the decisions you will be asked to make. Your agent should welcome questions and not try to gloss over things that are important to you. Your agent should be a full-time realtor. An experienced agent can offer you the benefits that only time "in the trenches" can provide. Relationships with builders, bankers, fellow agents and brokers take time to develop. In this information age, internet exposure is crucial. The National Association of Realtors states that more than 80% of home buyers/sellers look on line for homes and or agents. A web presence is a definite advantage. People with these skills tend to be the best negtiators as well. Definitely something in your favor. *What is a market analysis? An agent will use recently sold properties which are most similar to yours in size, age, location and condition. Properties currently on the market can also be used but over priced properties can skew the results drastically. In a market where values are rising or falling quickly a market analysis will have to be adjusted accordingly. An agent may produce a report that shows a recommended price range instead of a set value, and will offer suggestions about the pricing of your property within this range based on such things as average market times, condition, your motivation, etc. *Do you have any questions?
